Commercial Painting FAQ for Owners and Property Teams

Straight answers about fit, occupied properties, scheduling, pricing, repairs, walkthroughs, and what working with Marberk actually looks like.

Who is Marberk best suited for?

Marberk is a better fit for owners, asset managers, property teams, developers, and GCs managing commercial properties where execution quality, access control, and communication matter. We are not trying to be everything for everyone.

Can you work in occupied properties?

Yes. That is one of the main reasons commercial clients hire us. We plan around residents, guests, tenants, staff, customers, and active operations instead of treating the property like an empty shell.

What types of properties do you support?

Current core verticals are apartments and multifamily, hotels, shopping centers and retail properties, senior living communities, and developer or GC-led commercial projects.

Do you only paint, or can you handle repair-related scope too?

We can support painting tied to prep, EIFS and stucco repair, wood replacement, waterproofing, pressure washing, and other repair-driven issues that affect the final system and appearance.

How do you price a commercial project?

Pricing depends on property type, access limits, surface condition, repair needs, occupied status, scheduling constraints, and protection requirements. A low number without those realities defined usually creates trouble later.

Can you work nights, weekends, or in phases?

Yes, if the property requires it. Many commercial jobs need phased execution or off-hour work to reduce disruption. The key is defining that expectation early so the scope and schedule stay realistic.

Do you offer site walks or scope reviews before pricing?

Yes. If the project has multiple moving parts, occupied-property concerns, or repair questions, a walkthrough or scope review is usually the right first step before final pricing.

What should I send to get a useful next step?

Send the property type, city, timing, occupied status, access concerns, and a short description of the scope. That gives us enough to decide whether the next step should be pricing, a walkthrough, or a more detailed scope review.

Do you work with ownership groups and project teams, not just onsite managers?

Yes. We regularly position the site and the scope so ownership, PMs, facilities leaders, developers, and GCs can make decisions with cleaner information and less field uncertainty.

How do we know whether Marberk is the right fit?

Start with the property type closest to your asset, review the related project proof, and then compare that to your current scope and operating constraints. If the fit is real, the next step becomes obvious.

Use the closest property path

If you are still qualifying fit, start with the vertical closest to the property and then compare it to the related project proof.
